I reduce the stress of buying property by doing all the research.
I’ll go out & select properties that I believe meet your criteria. I’ll go and investigate them personally, inspect them, get all the information on them so I can convey back to my clients exactly what the property is all about.
I can do videos while I’m there and we can then shortlist it if it’s suitable so the clients only go and see the properties that they really want. Because of this my clients only need to view the properties that are short-listed and suit you and then I can handle all the negotiations on your behalf.
If you are inter-state and you have a family member or friend on the Gold Coast who might want to come and look at the property on your behalf, that’s absolutely fine.
When it comes to other professionals that you need to engage in terms of, buying the property, I can make recommendations to you for solicitors that are registered in Queensland, mortgage brokers, tradies etc.
As part of this, I work with the agent in regard to the terms the vendors are looking for. Quite often we can provide really good terms for the vendor that my client is happy with and quite often negotiate a better price because the whole deal is attractive to the seller.
Some clients like to have their own personal walkthroughs prior to making an offer. That’s fine and very welcome. It’s totally up to the buyer, what they would like to do.
In many cases, clients are happy to go with my recommendation after they’ve received all the photos and the videos, and any other necessary information.
Every property should have a building and pest inspection and I will attend those inspections. I can also recommend good inspectors to do that for you. As a former builder for 30 years, I understand the reports, and the terminology in there that’s perhaps a little daunting if you’re not familiar with them.
I can work through and see what the real issues are if any do arise. Quite often something comes up in a report and we can use it as a negotiation tool to try to get the property at a lower price.
As a minimum I can give recommendations on how to rectify those problems if we do want to proceed with the purchase.
When looking for the right property, the aspect of a property is very important. For example, you don’t want a pool that’s covered in shade or through winter you’ll probably never go near it. Or prevailing winds that can affect your outdoor area and limit its use and other aspects of the functionality of the home. I’ll emphasize that it’s always very important to understand what aspect it is and how it’s going to handle the weather conditions.

Finally a note about looking online. If you are just looking online you’re probably only seeing about 50% of what’s actually available. Every agent is talking to vendors all the time about coming to market. So it’s a great advantage if we can get to the agents early before properties go to market. We can quite often have off-market opportunities or pre-market opportunities. You can take advantage of the relationships I’ve forged over many years with Gold Coast real Estate agents so we get that first, jump on the properties.
