A quality buyers agent can save you thousands of dollars.
Firstly, probably the one of the biggest concerns is that you don’t know the market fully.
You might think you know the market because you’re looking at realestate.com or domain or some other porta, and you’re seeing what’s being listed. But as a buyers agent, I have an advantage because I have good close working relationships with many different real estate agents who will tell me about properties they have, off market or coming to market in the future. So I have much wider range of properties you can consider.
Second, you don’t want to pay too much for a property.
The market’s constantly changing and recent sales can dictate what is a fair price for a property. We are studying that on a day-to-day basis. So we will make sure you don’t pay too much for a property.
Third and this is really important. You don’t want to buy a lemon.
You don’t want to buy a house with problems. And if you do, if you do find a house that you absolutely love due to position, design, how it would suit your family or situation perfectly overall, and you really want to buy it even with issues, you need to be aware of exactly what money needs to be spent on it. We can use this information in the negotiation.
Fourth, you’re probably time poor.
You haven’t got the endless hours day after day to research the market. And we are here on the ground studying properties all day, every day. So once we know what kind of property you are after, we can go out there and find it probably a lot faster than what you can and with the confidence of all the attributes that you are looking for in that home.
The last thing would be that you don’t know how agents play the game. That’s not a slight on agents, agents are skilled in their profession. They’re dealing with selling property every day. You probably buy a property once or twice in your life, and you aren’t equipped necessarily to negotiate as well as we could, acting on your behalf. This could be in terms of what to say to the agent, when to say it as well as tools and strategies to use in the negotiation.
