Our system is broadly outlined here, but the details of how we put all of this together when we chat one on one are where you will see how you can ensure your property buying journey with BuyGC is second to none.

  1. Initial Client Consultation (Getting a Brief):

The first step in the process of finding the perfect property is to conduct an in-depth initial consultation. During this meeting we listen carefully to your needs and reasons behind these needs, your preferences, and goals. 

This involves discussing factors such as budget, location, property type (e.g., single-family home, unit or townhouse, duplex, investment property), and specific features or amenities you desire. Building a clear understanding of your objectives is crucial to ensure a successful property search.

We will also ask questions around your work, hobbies, family etc to make sure we capture everything that is important to you.

  1. Pre-Qualification and Financing:

Once your preferences and goals are clearly understood, we will assist you in getting pre-qualified for a mortgage, if necessary. This step helps determine your actual budget and ensures you are financially prepared to make an offer on a property. 

This is an important step early in the process to put you in the best position when it comes to making offers on properties.

We work closely with mortgage brokers and lenders to facilitate this process if this is something you do require.

  1. Market Research and Property Identification:

Now that we have a very clear understanding of exactly the property you are looking for and have your true budget we will conduct thorough market research. In the meantime while the pre-approval is being processed we start investigating properties for you. This involves using our vast network of real estate agents, and exploring off-market opportunities to identify potential properties that match your requirements. We also have contact with a number of people in the development space and private sector who could have the property you are looking for.

  1. Property Showings and Evaluation:

Having obtained a list of properties that could fit your criteria, we then analyse each and every one of the properties and narrow down a list of properties that match your criteria very closely. By the time this has been completed, we know in great detail all of the specifics of each of these properties. Then we go ahead and inspect the properties ourselves, in person so we know the property intimately and have a very good understanding of the geographical aspects, internal and external of the property and if there are any major issues or things to be aware of. The buyer agent arranges property showings for the client. During these visits, they provide valuable insights, answer questions, and assess whether the properties align with the client’s expectations. The buyer agent also points out both strengths and weaknesses of each property.

You will also receive a detailed report at this stage and a number of photos will be taken to support the report while giving you the opportunity to view physically some of the important aspects of the property.

  1. Comparative Market Analysis (CMA):

Now that we have the property that we together believe suits your criteria we conduct an in depth comparative market analysis to determine its fair market value. This involves analysing recent sales data, current market conditions, and similar properties in the area to advise an appropriate offer price. This will also determine not only where this property fits in the current market, but will give us a good indication of any upside that can be gained from this property if that is part of your criteria. 

  1. Negotiation and Offer Submission:

From here we narrow down the specific property you would like to negotiate on.

At this point we discuss the correct approach to negotiate on this particular property on your behalf with the seller’s agent if they have one. There can be many factors involved in negotiating on a property. Price is one of them, however there are a number of other factors that can be equally if not more important. Including settlement times, cash contract or timelines, if there are any other conditions required or if it’s a clean sale. Why the owner is selling, what your desire with the property is and more. As a skilled negotiator having worked in real estate for over 30 years, and with the relationships built up over that time, we are able to obtain the right information to know how to best negotiate in this property. We then aim to secure the best possible terms for you, including price, conditions, and settlement times.

  1. Closing and Post-Closing Support:

Upon acceptance of the offer, we can assist in coordinating inspections, appraisals, and any necessary paperwork. We follow and work with you and your solicitor along with the agent to ensure your purchase proceeds as smoothly as possible.
